Firstly, let’s consider the physical location. The location of the shopping center is very important. Is it necessary that your potential customers live nearby? What are the demographics of the area, and do they match your target audience?

A pre-existing shopping center will have many benefits such as easy access, parking, and notoriety. You’re likely to benefit from customers visiting the location in order to shop at one of the neighboring stores or use one of the services, and the location is probably easy to find – for both new and existing customers. You’ll want to examine the other businesses in the center – will your business fit into this group nicely? Will you have any major competition from within the same shopping center? Or are there other shops/restaurants/attractions that will be complimentary to your buisness and attract customers and encourage regular traffic and footfall? The nature of your business will help you consider the perfect location. What are you selling, or what services are you offering? Will you need deliveries from suppliers, and is there adequate access? The location should ideally reflect your product.

The store itself should then be examined carefully. A garden center will need plenty of outdoor space, whereas a jewelry shop will probably need a much smaller shop front space. Does this space adequately meet your retail needs? Is there enough room to display your product? Is the building layout suitable? Do you need additional space such as office space, warehouse space, or an on-site workshop?

When you’ve considered all these factors, you’ll also want to think about the choice between buying and leasing the retail space. There are many pros and cons to both options. Leasing a space is a smaller financial commitment, you tend to have less responsibilities to the building, the spaces are often already set up to be a functioning sales space, and are often already furnished and equipped. However you will have to operate under specific rules, may face rent increases, and don’t enjoy the equity build-up that comes with owning property.
